1. Property & Operator

Villa Alexandrou is a licensed short-term rental property located at Kalamitsi Alexandrou, Apokoronas, Chania, Crete, 73008, Greece. EOT License Number: 1042K10000002200.

2. Booking & Payment

A 30% deposit is required at the time of booking to secure your dates.
The remaining balance is due depending on the seasonal policy.
Payments are processed securely via Stripe. We accept all major credit and debit cards.
All prices are quoted in Euros (EUR) and include VAT where applicable.
The lead guest making the booking must be at least 21 years of age.

3. Seasonal Cancellation Policy

Off-Season (October 1 – May 31): Balance is collected on the day of arrival. Free cancellation (100% refund) up to 30 days before arrival. If cancelled under 30 days, the 30% deposit is retained.
High Season (June 1 – September 30): Balance is collected 60 days before arrival. Free cancellation (100% refund) up to 90 days before arrival.
If cancelled 60 to 90 days before a High Season arrival, the deposit is converted into a credit valid for an off-season booking.
If cancelled under 60 days before a High Season arrival, no refunds are issued.

4. Check-in & Check-out

Check-in: From 15:00 onwards
Check-out: By 11:00
Early check-in or late check-out may be available on request, subject to availability.

5. Included in All Stays

Starlink internet (220 Mbps)
Utilities (water, electricity within fair use)
Final cleaning
Bed linens and towels
Heating oil (winter stays, October–May)

6. Fair Use Policy — Electricity

Electricity is fully included in your stay with no hard limits. This covers normal heating, cooling, and appliance usage for your group.

7. House Rules

Maximum occupancy: 10 guests. Only guests registered at check-in are permitted on the property. Subletting or transferring the booking is strictly prohibited.
No smoking inside the property. Smoking is permitted in the courtyard.
Pets welcome. Please let us know in advance so we can prepare the villa.
No parties or events without prior written agreement.
Guests are financially and legally responsible for any damage, breakages, or excessive cleaning required beyond normal wear and tear. Any such costs will be billed directly to the lead guest.
Please respect the quiet character of the village, especially between 23:00 and 08:00.
Commercial Use: Commercial use of the property (including professional photography, filming, or hosting retreats) is strictly prohibited without prior written consent.
Internet Use: The provided high-speed internet must not be used for illegal activities, including the downloading or distribution of copyrighted material.

8. Liability

The property owner assumes no liability for personal injury, accidents, or loss/damage to guests' personal property. Guests use the swimming pool and outdoor areas entirely at their own risk. Children must be supervised by a responsible adult at all times when in or near the pool. No glassware is permitted in the pool area.
Force Majeure: The owner is not liable for failure to perform any obligations under these terms if such failure is caused by events beyond their reasonable control, including but not limited to severe weather, natural disasters, strikes, or pandemics. Comprehensive travel insurance is strongly recommended to protect against unforeseen travel disruptions.

9. Governing Law

These terms are governed by the laws of Greece. Any disputes shall be subject to the jurisdiction of the courts of Chania, Crete.
